En este post te explicaremos lo que tendr\u00e1s que asumir si vas a comprar y adem\u00e1s necesitas hipotecar.<\/p>\n<p style=\"text-align: center;\"><strong>PARTE 1, Gastos de la escritura de compraventa <\/strong><em>(aproximadamente un 7% del precio de compra)<\/em><\/p>\n<p><strong>IMPUESTO DE TRANSMISIONES PATRIMONIALES, I.T.P<\/strong>., en Madrid es el 6% como regla general, salvo para las familias numerosas que se reduce al 4% si se trata de la vivienda habitual.<\/p>\n<p><strong>Gastos de Notar\u00eda <\/strong><em>(aproximadamente entre 500\u20ac y 900\u20ac, dependiendo del importe de la compraventa)<\/em><\/p>\n<p>Los Gastos de Notar\u00eda son los que se derivan de la intervenci\u00f3n del Notario que da fe que se ha llevado a cabo la operaci\u00f3n de compraventa. Las tarifas de los notarios, denominadas aranceles, son aprobadas por el Gobierno mediante Real Decreto y son las mismas para todos los notarios de Espa\u00f1a, aunque entre unos notarios y otros puede haber diferencias de un 10% seg\u00fan la aplicaci\u00f3n de la minuta.<\/p>\n<p><strong>Gastos de Registro de la Propiedad <\/strong><em>(aproximadamente entre 400\u20ac y 700\u20ac)<\/em><\/p>\n<p>Los Gastos de Registro corresponden a los costes de inscripci\u00f3n de la compraventa de la vivienda en el Registro de la Propiedad. Est\u00e1n fijados legalmente y se pagan en el momento de la inscripci\u00f3n. Su importe depende del precio de la compraventa.<\/p>\n<p><strong>Gastos de Gestor\u00eda <\/strong><em>(entre 300\u20ac y 450\u20ac)<\/em><\/p>\n<p>En cuanto a los Gastos de Gestor\u00eda, son opcionales y son los que se derivan de la contrataci\u00f3n de un gestor para que lleve a cabo todos los tr\u00e1mites derivados de una operaci\u00f3n de compraventa (inscripci\u00f3n en el Registro, pago de impuestos, tramitaci\u00f3n de las escrituras, etc.). El importe de estos gastos depende de las tarifas de cada Gestor\u00eda.<\/p>\n<p style=\"text-align: center;\"><strong>PARTE 2, Gastos de la escritura del pr\u00e9stamo hipotecario, si procede <\/strong><em>(aprox. un 2,5% del importe del pr\u00e9stamo)<\/em><\/p>\n<p><strong>IMPUESTO DE ACTOS JUR\u00cdDICOS DOCUMENTADOS, I.A.J.D<\/strong>., en Madrid supone aproximadamente el 1,5% del importe del pr\u00e9stamo, aunque se calcula sobre la Responsabilidad Hipotecaria, que es estimada de forma algo diferente en cada entidad financiera.<\/p>\n<p><strong>Gastos de Notar\u00eda <\/strong><em>(aproximadamente entre 600\u20ac y 1.000\u20ac, dependiendo del importe del pr\u00e9stamo)<\/em><\/p>\n<p><strong>Gastos de Registro de la Propiedad <\/strong><em>(aproximadamente entre 400\u20ac y 800\u20ac)<\/em><\/p>\n<p><strong>Gastos de Gestor\u00eda <\/strong><em>(entre 300\u20ac y 450\u20ac)<\/em><\/p>\n<p>En el caso de los pr\u00e9stamos hipotecarios la intervenci\u00f3n de la gestor\u00eda hipotecaria es preceptiva, para dar garant\u00eda de que la entidad financiera inscribe sus derechos de hipoteca en el Registro de la Propiedad. El importe de estos gastos depende de las tarifas de cada Gestor\u00eda.<\/p>\n<p>En relaci\u00f3n a los gastos derivados de la escritura del pr\u00e9stamo hipotecario <strong>es muy importante que se negocie desde el principio<\/strong> quien abona los mismos, pues no existe unificaci\u00f3n de criterios en este asunto ya sentenciado por el Tribunal Supremo y los bancos tienden a trasladar parcialmente el coste a los clientes adem\u00e1s con diferencias apreciables entre entidades. Por otro lado, <strong>el IAJD sigue siendo un impuesto discutido y parece que algunos bufetes de abogados se est\u00e1n planteando seriamente realizar una cuesti\u00f3n prejudicial al Tribunal de Justicia de la Uni\u00f3n Europea<\/strong> para que se pronuncie sobre qui\u00e9n es el sujeto pasivo del mismo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Habitualmente los gastos de una
