Indicar tambi\u00e9n que en una hipoteca media de 200.000 a 30 a\u00f1os, un incremento de un 1% en el inter\u00e9s supone un encarecimiento medio de la cuota mensual de 110\u20ac. <\/span><o:p><\/o:p><\/span><\/span><br \/>  <span><span style=\"font-size: 14pt;\"><o:p><span style=\"font-family: Calibri;\">&nbsp;<\/span><\/o:p><\/span><\/span><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">Imaginemos ahora un cliente que quiere adquirir una vivienda y que, en diciembre 2011, consigue que le financien 200.000 (entonces es porque la compraventa ser\u00eda de 250.000 \u20ac antes de gastos escrituraci\u00f3n ya que el banco no concede m\u00e1s del 80%), esto le obligar\u00eda a poner de ahorros el 20% del precio, m\u00e1s los gastos de la transmisi\u00f3n (10%), total tendr\u00eda que poner de su bolsillo aprox: 75.000 \u20ac. Supongamos que los tiene.<o:p><\/o:p><\/span><\/span><\/span><\/div>\n<p><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">Ahora veamos la otra parte del estudio de viabilidad financiera: el endeudamiento mensual: <o:p><\/o:p><\/span><\/span><\/span><\/div>\n<p><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">La banca ya no admite endeudamientos mensuales de m\u00e1s del 45% (y eso en el mejor de los casos), siendo la media del 40%, es decir para admitirle, en diciembre de 2011, una cuota de 822\u20ac (200.000 al 2,80% a 30 a\u00f1os) requerir\u00eda ingresar un m\u00ednimo de 2.100 \u20ac mensuales netos de ingresos estables y acreditables, al menos en los dos \u00faltimos a\u00f1os y sin que hubiera por medio otros pr\u00e9stamos (tipo coche, tarjetas, consumo menor, etc..). Supongamos tambi\u00e9n que ese es su caso.<o:p><\/o:p><\/span><\/span><\/span><\/div>\n<p><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">En este ejemplo, el simple hecho de que desde diciembre 2011 hasta abril de 2012, el tipo medio hipotecario haya pasado del 2,80% (E+0,80) al 4,9% (Euribor+3,5 o bien IRPH entidades +1,25), supone que a este cliente que acreditaba 2.100 \u20ac al mes y aportaba ya 75.000, ya no le conceder\u00edan esos 200.000. Puesto que para que su cuota siga a 822\u20ac, ahora con el tipo al 4,9%, la cantidad m\u00e1xima que el banco le prestar\u00eda ser\u00eda de 155.000\u20ac. <o:p><\/o:p><\/span><\/span><\/span><\/div>\n<p><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">Y si a ello le consideramos la subida del impuesto de IRPF aplicada por el gobierno en febrero, estar\u00edamos que para una renta bruta como \u00e9sta, de unos 27.000 \u20ac anuales, su retenci\u00f3n de IRPF cada mes habr\u00eda subido del orden de 3 puntos, es decir, que su n\u00f3mina neta ya no ser\u00eda de 2.100 si no que ahora ser\u00eda de unos 2030 \u20ac&nbsp; netos al mes. Volviendo entonces a recalcular el pr\u00e9stamo m\u00e1ximo tenemos que ahora no le conceder\u00edan m\u00e1s de: 153.000 \u20ac.<o:p><\/o:p><\/span><\/span><\/span><\/div>\n<p><\/p>\n<div style=\"margin: 0cm 0cm 0pt;\"><span><b><span style=\"font-size: 14pt;\"><span style=\"font-family: Calibri;\">CONCLUSI\u00d3N: Este cliente que en diciembre podr\u00eda haber comprado una vivienda por 250.000 ahora en abril s\u00f3lo puede comprar una de aprox 205.000 \u20ac. ES DECIR SU CAPACIDAD DE COMPRA HA DISMINUIDO UN 18% s\u00f3lo en los \u00faltimos 4 meses. Saquen ustedes de aqu\u00ed sus particulares conclusiones.<\/span><\/span><\/b><\/span><\/div>\n<div style=\"margin: 0cm 0cm 0pt;\"><\/div>\n<div style=\"clear: both; text-align: center;\"><a
