Nos imbu\u00edmos en la agenda diaria y no dedicamos tiempo\u00a0 a pensar si hacemos todo lo que es o si es todo lo que hacemos, en el ejercicio cotidiano de nuestra profesi\u00f3n.<\/p>\n<div style=\"clear: both; text-align: center;\"><a style=\"clear: right; float: right; margin-bottom: 1em; margin-left: 1em;\" href=\"http:\/\/4.bp.blogspot.com\/-Zs1TOhccMbQ\/UC2Hr8o6YiI\/AAAAAAAAAPY\/q8XRrOpMlBw\/s1600\/images.jpg\"><img decoding=\"async\" src=\"http:\/\/4.bp.blogspot.com\/-Zs1TOhccMbQ\/UC2Hr8o6YiI\/AAAAAAAAAPY\/q8XRrOpMlBw\/s1600\/images.jpg\" border=\"0\" \/><\/a><\/div>\n<div><\/div>\n<div>Nosotros, los agentes inmobiliarios, nos esforzamos en conseguir la confianza de nuestros clientes, \u00a0pero a veces lo hacemos con cuestionables argumentos y una m\u00e1s que dudosa aportaci\u00f3n de valor, algo que deber\u00eda ser siempre como la sangre que fluye y alimenta nuestra relaci\u00f3n con los clientes.<\/div>\n<div><\/div>\n<div>Llevamos m\u00e1s de 4 a\u00f1os de dura lucha en un mercado alocado que subi\u00f3 como la espuma para caer ahora sin control. En el per\u00edodo 2000-2007 ten\u00edamos un mercado \u201cde vendedor\u201d donde la oferta marcaba el paso, no era tan importante que nuestros inmuebles estuvieran inicialmente en precio, aquello que no lo estaba lo consegu\u00eda en pocos meses gracias al empuje de la demanda. Sin duda los buenos \u201cagentes captadores de oferta\u201d se llevaban la palma y los compradores eran como \u201cconsumidores de pisos\u201d.<\/div>\n<div style=\"clear: both; text-align: center;\"><a style=\"clear: left; float: left; margin-bottom: 1em; margin-right: 1em;\" href=\"http:\/\/4.bp.blogspot.com\/-IbzvQZyD8S0\/UC7P3jPgbaI\/AAAAAAAAAPo\/i-69GJQtDUY\/s1600\/imagesCAJP8ZAV.jpg\"><img decoding=\"async\" src=\"http:\/\/4.bp.blogspot.com\/-IbzvQZyD8S0\/UC7P3jPgbaI\/AAAAAAAAAPo\/i-69GJQtDUY\/s1600\/imagesCAJP8ZAV.jpg\" border=\"0\" \/><\/a><\/div>\n<div><\/div>\n<div>\u00a0Lo menos importante entonces era conocer bien al comprador e incluso esas viviendas que \u00e9ste quer\u00eda ver; se trataba de abrir las puertas a inmuebles, firmar hoja de visita y no dar m\u00e1s informaci\u00f3n al comprador de la necesaria. Tampoco parec\u00eda necesario realizar estudios previos de capacidad de endeudamiento, ni llevar un exhaustivo control de esas demandas.<\/div>\n<div><\/div>\n<div>Pero lleg\u00f3 el 2008 y nuestro mercado cambi\u00f3 radicalmente, poni\u00e9ndose en gran medida del lado del comprador, aunque no lo hizo de un d\u00eda para otro y nos di\u00f3 tiempo suficiente para entender lo que estaba pasando, lo que est\u00e1bamos haciendo bien y, sobre todo, lo que est\u00e1bamos haciendo mal. Y si hay algo que est\u00e1bamos haciendo no mal, sino p\u00e9simamente, era el tratamiento de la demanda en general, tanto la que quiere comprar como incluso la que quiere alquilar (a la que dedicar\u00e9 un espacio aparte otro d\u00eda).<\/div>\n<div><\/div>\n<div>Un vendedor podr\u00e1 vender \u00e9l mismo su vivienda si realmente est\u00e1 motivado e interesado en ello, quiz\u00e1s se confunda en el precio, pero la vender\u00e1 seguro si est\u00e1 firmemente decidido. Pero un comprador no siempre comprar\u00e1, y ahora, si cabe, menos que nunca, porque est\u00e1 confundido con la oferta, tiene informaci\u00f3n sesgada o distorsionada del mercado y grand\u00edsimas dificultades para acceder a la financiaci\u00f3n. Un comprador tampoco conoce los inmuebles, fincas, barrios y hasta al vecindario como un profesional, no suele dominar la negociaci\u00f3n ni encontrar vicios ocultos, tampoco acceder a las bases de datos profesionales de oferta -MLS- en cinco minutos. En consecuencia el comprador puede desorientarse y desmotivarse hoy f\u00e1cilmente, para acabar posponiendo o desestimando su opci\u00f3n de compra, simplemente por haber tomado el camino equivocado en su b\u00fasqueda.<\/div>\n<div style=\"clear: both; text-align: center;\"><a style=\"margin-left: 1em; margin-right: 1em;\" href=\"http:\/\/4.bp.blogspot.com\/-3WqL3GcyTOY\/UC7QYI8JDmI\/AAAAAAAAAPw\/ItEEbTXzgT8\/s1600\/imagesCAJLZ30J.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/4.bp.blogspot.com\/-3WqL3GcyTOY\/UC7QYI8JDmI\/AAAAAAAAAPw\/ItEEbTXzgT8\/s200\/imagesCAJLZ30J.jpg\" width=\"146\" height=\"200\" border=\"0\" \/><\/a><\/div>\n<div>Afortunadamente algunos profesionales han evolucionado y entendido que unas veces los contratar\u00e1 un vendedor y otras lo har\u00e1 un comprador. Ambos pueden y deben ser nuestros clientes y con ambos debemos ser coherentes desde el principio, escucharles primero y hablarles \u201cclarito\u201d despu\u00e9s. Que sepan qu\u00e9 podemos hacer por ellos, c\u00f3mo vamos a defender sus intereses, de acuerdo a un plan, y \u201cs\u00f3lo los suyos\u201d pues no se puede defender a comprador y a vendedor en la misma compraventa e ir de asesor inmobiliario. Podremos mediar pero no representar a los dos en una misma operaci\u00f3n y eso hay que dec\u00edrselo a los clientes en tiempo y en forma.<\/div>\n<div><\/div>\n<div style=\"text-align: right;\"><a style=\"clear: right; float: right; margin-bottom: 1em; margin-left: 1em;\" href=\"http:\/\/3.bp.blogspot.com\/-rnZ_hDWkzlE\/UC7RSNI9lwI\/AAAAAAAAAP4\/uKjslaJfmfM\/s1600\/Poster+Nueva+Campa%C3%B1a.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/3.bp.blogspot.com\/-rnZ_hDWkzlE\/UC7RSNI9lwI\/AAAAAAAAAP4\/uKjslaJfmfM\/s320\/Poster+Nueva+Campa%C3%B1a.jpg\" width=\"212\" height=\"320\" border=\"0\" \/><\/a><\/div>\n<div>El encargo de comprador es hoy \u201coro puro\u201d tanto para el propio cliente como para su agente inmobiliario. Un encargo que debe ser realista, eficaz y basado en la especial relaci\u00f3n que se puede establecer cuando se factura \u201ca \u00e9xito\u201d. Y por descontando que esa especial relaci\u00f3n personal y de confianza no se puede llevar a cabo con un n\u00famero ilimitado de clientes, claramente debe ajustarse a los l\u00edmites que marca la calidad de servicio ofrecida, nuestra dedicaci\u00f3n y experiencia.<\/div>\n<div><\/div>\n<div>Escucha, orienta, entiende y atrae a tu demanda con buenos argumentos profesionales. Luego convi\u00e9rtelo en t\u00fa cliente especial, ati\u00e9ndelo siempre como tal y g\u00e1nate su confianza d\u00eda a d\u00eda.
