OPINI\u00d3N Y DATOS DE NUEVO MILENIO.<\/strong><\/p>\n<p>Desde el a\u00f1o 2012, ya en crisis de demanda, se produjo, como consecuencia, un claro efecto de <strong>depresi\u00f3n de oferta.<\/strong> Los propietarios ya no ten\u00edan mucho inter\u00e9s en vender, bien fuese por el precio que el mercado ofrec\u00eda, por no poder siquiera cancelar la hipoteca, por las dificultades de acceso a financiaci\u00f3n o por la tiran\u00eda de los compradores que eran pocos y persegu\u00edan grandes descuentos. De tal modo que hemos tenido m\u00e1s de dos a\u00f1os de mercado inmobiliario (2012-2014) de ritmos muy bajos, escasez de demanda pero tambi\u00e9n de oferta. Solo los inversores pescaban en un mercado deprimido y casi 2 de cada 3 compraventas no llevaban financiaci\u00f3n. La demanda de emancipaci\u00f3n (1\u00aa vivienda) ni se planteaba comprar, tampoco se ve\u00edan cambios de casa, pues tocaba comprar antes de vender y eso asustaba.<\/p>\n<p><strong>A partir del 2015<\/strong>, ya con tipos de inter\u00e9s muy bajos, atisbos de recuperaci\u00f3n econ\u00f3mica, el regreso de la competencia hipotecaria en la banca y precios con descuentos, en algunos casos de m\u00e1s del 40% sobre el m\u00e1ximo de 2007, <strong>la demanda compradora m\u00e1s natural, no solo inversores, empez\u00f3 a tomar posiciones.<\/strong>\u00a0Con una oferta todav\u00eda en depresi\u00f3n, la din\u00e1mica de las compraventas empez\u00f3 a reducir el stock de oferta, lo que despu\u00e9s de a\u00f1o y medio en el primer semestre de 2016 ya empez\u00f3 a tirar claramente hacia arriba los precios medios. Lo nuevo en venta ya era m\u00e1s caro, por primera vez desde hac\u00eda 5 a\u00f1os.<\/p>\n<p>2017 ha sido un a\u00f1o de cierto frenes\u00ed, la incipiente oferta de obra nueva ha impulsado la rotaci\u00f3n en segunda mano (la mayor\u00eda de los compradores de obra nueva cambian de casa y tambi\u00e9n venden). Los tipos de inter\u00e9s tan bajos, la \u201camigable\u201d fiscalidad madrile\u00f1a y la p\u00e9rdida de miedo de la demanda, unido al reducido stock, ha provocado que los tiempos de venta se reduzcan dr\u00e1sticamente, as\u00ed como los m\u00e1rgenes de negociaci\u00f3n de las compraventas, lo que directamente nos ha regresado a un escenario alcista de precios con subidas de nuevo de dos d\u00edgitos (12% Madrid y 10,5% en Alcorc\u00f3n en 2017). Este escenario alcista ha animado a los vendedores, hasta tal punto que <strong>los precios de salida en venta son alarmantemente elevados, con incrementos de hasta el 25% con respecto a enero de 2017<\/strong> en un piso de 3 habitaciones en Parque Oeste, por poner un ejemplo, lo que sin duda resulta inquietante.<\/p>\n<hr \/>\n<p><strong>ENFOQUE 2018. PREVISIONES.<\/strong><\/p>\n<p>Las \u00faltimas noticias anticipan un 2018 con pocos cambios en las pol\u00edticas econ\u00f3micas, <strong>no se prev\u00e9n cambios en las estrategias de la banca ni incrementos de tipos de inter\u00e9s hipotecarios<\/strong>, aunque s\u00ed se anuncian ya, para finales de 2018, los primeros cambios de tendencia del precio del dinero, ya que el BCE est\u00e1 relajando su pol\u00edtica de compra de deuda p\u00fablica a medida que los indicadores econ\u00f3micos permanecen estables y positivos. Parece no obstante poco comprensible que los precios medios crezcan 8-9 veces por encima de la inflaci\u00f3n, aunque la oferta tampoco sea abundante, de tal manera que <strong>lo previsible es que 2018 se cierre en Alcorc\u00f3n con incrementos de precio, pero no superiores al 5-6%<\/strong>\u00a0(es decir entre 3 veces el IPC previsto -pero con tendencia desaceleradora-). Tambi\u00e9n\u00a0<strong>esperamos que el promedio de tiempo necesario para vender una propiedad aumente, ya que se pretende vender por encima de probables valores de tasaci\u00f3n,<\/strong> lo que sin duda va a aportar escepticismo a buena parte de la demanda que necesita financiar m\u00e1s del 70%.<\/p>\n<p>Y como las sonrisas y las penas siempre van por barrios,\u00a0<strong>las zonas menos demandadas donde se acumula m\u00e1s oferta<\/strong> (habitualmente zonas c\u00e9ntricas y antiguas) <strong>mantendr\u00e1n un tono neutral, dif\u00edcil y sin subidas apreciables,<\/strong>\u00a0solo animados por la buena relaci\u00f3n de rentabilidad para alquilar. Por el contrario\u00a0<strong>las zonas residenciales perif\u00e9ricas s\u00ed mantendr\u00e1n un tono bastante positivo, aunque aqu\u00ed ser\u00e1 decisivo acertar con los precios de salida<\/strong>\u00a0<strong>en venta<\/strong>.<\/p>\n<p>No quiero terminar sin advertir sobre el diferente comportamiento que preveo para <strong>las viviendas unifamiliares de antig\u00fcedad superior a 15 a\u00f1os, para las que presumo un per\u00edodo supra anual dif\u00edcil sin aumentos de precio,<\/strong>\u00a0esto es debido a varios factores: el aumento de la oferta por relevo generacional, la profusi\u00f3n de oferta de obra nueva en el ensanche sur, su elevado coste de inversi\u00f3n por la reforma necesaria y las caracter\u00edsticas de sus compradores potenciales, que
