DEDUCCIONES PARA EL PROPIETARIO."},"content":{"rendered":"<p>Cuando alquilas una vivienda de tu propiedad te conviene conocer que deducciones puedes aplicarte.<\/p>\n<p>Antes de nada, debes saber que, como propietario <strong>est\u00e1s obligado a declarar las rentas provenientes del alquiler de tu vivienda. Pero esos ingresos se pueden compensar con una serie de gastos\u00a0<\/strong>relacionados con el mantenimiento de la vivienda y, adem\u00e1s, tambi\u00e9n se puede aplicar una reducci\u00f3n general en el IRPF.<\/p>\n<p>Lo primero es que lo siguiente <strong>solo aplica a las viviendas que se alquilan como vivienda habitual<\/strong>, lo que excluye las vacacionales o el alquiler por temporada, normalmente cuando su duraci\u00f3n es inferior a 8-9 meses.<\/p>\n<p>Partidas deducibles:<\/p>\n<ul>\n<li>Intereses producidos por cr\u00e9ditos utilizados para la compra de la vivienda a alquilar. Puede ser el cr\u00e9dito que en su d\u00eda pediste para comprar la vivienda que ahora alquilas.<\/li>\n<li>Los impuestos y tasas que incidan sobre los rendimientos o la vivienda: por ejemplo, el IBI, recogida de basuras o alumbrado, vado y los gastos de comunidad ordinarios o extraordinarios.<\/li>\n<li>Los gastos de formalizaci\u00f3n del arrendamiento. Contrato, tasas, intermediaci\u00f3n.<\/li>\n<li>Los gastos de conservaci\u00f3n, mantenimiento y reparaci\u00f3n: pintura y otros arreglos est\u00e9ticos; reparaci\u00f3n o sustituci\u00f3n de elementos defectuosos, como ventanas, electrodom\u00e9sticos, calefacci\u00f3n o instalaci\u00f3n el\u00e9ctrica.<\/li>\n<li>La prima del seguro de hogar y del seguro de rentas y\/o de protecci\u00f3n jur\u00eddica.<\/li>\n<li>La amortizaci\u00f3n anual (depreciaci\u00f3n) del inmueble y de los bienes que contenga (el 3% del valor de construcci\u00f3n por el desgaste del mismo).<\/li>\n<li>Los gastos de administraci\u00f3n y gesti\u00f3n del alquiler, de cuidado de jardines, vigilancia, porter\u00eda y otros servicios relacionados con la finca siempre que no est\u00e9n ya incluidos en la cuota de comunidad.<\/li>\n<li>Los saldos de dudoso cobro, por impago de rentas, siempre que se produzca una determinada condici\u00f3n de plazo y debiendo declararlos a posteriori como ingreso si se produce finalmente el cobro.<\/li>\n<\/ul>\n<p>Adicionalmente, con car\u00e1cter general se establece en el impuesto de renta de las personas f\u00edsicas, IRPF, <strong>una reducci\u00f3n en el rendimiento neto del 60%, siempre que el alquiler sea de vivienda habitual.<\/strong><strong>\u00a0<\/strong><\/p>\n<p><em><strong>Alquilar como vivienda habitual es una opci\u00f3n muy rentable y segura como inversi\u00f3n econ\u00f3mica, y adem\u00e1s est\u00e1 muy bien tratada fiscalmente.<\/strong><\/em><\/p>\n<p><a href=\"http:\/\/blog.vivirenalcorcon.com\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-529 size-large\" src=\"http:\/\/blog.vivirenalcorcon.com\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1-1024x722.jpg\" alt=\"\" width=\"584\" height=\"412\" srcset=\"https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1-1024x722.jpg 1024w, https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1-300x211.jpg 300w, https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1-768x541.jpg 768w, https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2018\/01\/Sin-t\u00edtulo-1-426x300.jpg 426w\" sizes=\"auto, (max-width: 584px) 100vw, 584px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cuando alquilas una vivienda de tu propiedad te conviene conocer que deducciones puedes aplicarte.
