Pero, a\u00fan en tiempos complicados, siempre una acertada decisi\u00f3n de compra o venta deber\u00eda siempre atender m\u00e1s a las certidumbres que a las esperanzas o expectativas, no s\u00f3lidamente fundadas. Intentar\u00e9 explicarme:<o:p><\/o:p><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\"><b>VENDEDORES:<o:p><\/o:p><\/b><\/div>\n<div style=\"text-align: justify;\"><b><br \/><\/b><\/div>\n<div style=\"text-align: justify;\">ESPERANZA: <i>\u201cEl empleo y la financiaci\u00f3n est\u00e1n empezando a mejorar\u201d<\/i>. Pensar que la \u201ctibia\u201d estad\u00edstica positiva del empleo o la inyecci\u00f3n de dinero del BCE van a tener una influencia positiva en el mercado inmobiliario a corto o medio plazo, es como creer en los reyes magos.<o:p><\/o:p><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\">CERTIDUMBRE: la desconfianza y retenci\u00f3n en el consumo, el cierre de empresas y comercios diario, el desempleo galopante, son hechos tan evidentes que hay que estar muy ciego y sordo para no darse cuenta. Con una curva poblacional negativa, tasas de paro por encima del 20%, la falta de liquidez y los requisitos de solvencia de la banca, ahora m\u00e1s exigentes (BASILEA III), que encarecen el cr\u00e9dito, pues blanco y en botella.<o:p><\/o:p><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\"><b>COMPRADORES:<o:p><\/o:p><\/b><\/div>\n<div style=\"text-align: justify;\"><b><br \/><\/b><\/div>\n<div style=\"text-align: justify;\">ESPERANZA: De <i>\u201cla vivienda nunca baja\u201d<\/i> a <i>\u201cla vivienda tiene que bajar m\u00e1s\u201d<\/i>. Hemos pasado de comprar de forma impulsiva a no comprar tambi\u00e9n de forma tambi\u00e9n poco razonada. Curioso comportamiento humano que se mueve s\u00f3lo por expectativas o sensaciones y al que seguimos enganchados a\u00fan a riesgo de volver a equivocarnos.<o:p><\/o:p><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\">CERTIDUMBRE: la baja oferta por tipolog\u00eda, en seg\u00fan qu\u00e9 zonas, y unos precios en niveles medios ya del siglo XX, deber\u00edan ser m\u00e1s que suficientes para tomar decisi\u00f3n de compra, cuando la financiaci\u00f3n\/endeudamiento sea razonable y encuentres la vivienda que te gusta.<o:p><\/o:p><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\"><b>CONCLUSI\u00d3N:<o:p><\/o:p><\/b><\/div>\n<div style=\"text-align: justify;\"><b><br \/><\/b><\/div>\n<div style=\"text-align: justify;\">Salvo hechos relevantes de car\u00e1cter local, que puedan distorsionar el mapa general, nada indica que en los pr\u00f3ximos doce meses el mercado inmobiliario del suroeste de Madrid, &nbsp;vaya a cambiar su tendencia.
