{"id":345,"date":"2016-02-11T12:55:38","date_gmt":"2016-02-11T12:55:38","guid":{"rendered":"http:\/\/www.vivirenalcorcon.com\/nueva-web\/blog\/?p=345"},"modified":"2018-03-11T21:23:36","modified_gmt":"2018-03-11T21:23:36","slug":"asi-es-el-proceso-de-compra-de-un-inmueble","status":"publish","type":"post","link":"https:\/\/www.nuevomilenio-inmo.com\/blog\/asi-es-el-proceso-de-compra-de-un-inmueble\/","title":{"rendered":"La propuesta de compra como resultado de un proceso"},"content":{"rendered":"<p><a href=\"http:\/\/www.vivirenalcorcon.com\/nueva-web\/blog\/wp-content\/uploads\/2016\/02\/compra-vivienda.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-346\" src=\"http:\/\/www.vivirenalcorcon.com\/nueva-web\/blog\/wp-content\/uploads\/2016\/02\/compra-vivienda-300x300.jpg\" alt=\"compra vivienda\" width=\"300\" height=\"300\" srcset=\"https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2016\/02\/compra-vivienda-300x300.jpg 300w, https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2016\/02\/compra-vivienda-150x150.jpg 150w, https:\/\/www.nuevomilenio-inmo.com\/blog\/wp-content\/uploads\/2016\/02\/compra-vivienda.jpg 534w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p><strong>Cuando un <a href=\"http:\/\/www.nuevomilenio-inmo.com\/quienes_somos.asp\">Agente Inmobiliario<\/a> presenta a su cliente vendedor una propuesta de compra<\/strong>, no est\u00e1 sino llegando a la parte final de un proceso para el que se le contrat\u00f3.<\/p>\n<p><em>\u00bfY c\u00f3mo se ha llegado hasta aqu\u00ed?<\/em><br \/>\n<!--more--><\/p>\n<p>Este proceso se compone de varias etapas que involucran por un lado al Agente Inmobiliario del vendedor como al del comprador, como son:<\/p>\n<ul>\n<li>\u00a0 \u00a0 \u00a0\u00a0El <strong>an\u00e1lisis<\/strong> de las caracter\u00edsticas del inmueble<\/li>\n<li>\u00a0 \u00a0 \u00a0\u00a0La <strong>valoraci\u00f3n<\/strong> de mercado del inmueble<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0El <strong>dise\u00f1o<\/strong> del plan de venta y marketing<\/li>\n<li>\u00a0 \u00a0 \u00a0\u00a0La <strong>promoci\u00f3n<\/strong>, difusi\u00f3n e informaci\u00f3n de la oferta<\/li>\n<li>\u00a0 \u00a0 \u00a0\u00a0La <strong>gesti\u00f3n<\/strong>, generaci\u00f3n y seguimiento de contactos compradores<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0El <strong>asesoramiento<\/strong> en aspectos jur\u00eddicos, econ\u00f3micos y de la financiaci\u00f3n<\/li>\n<\/ul>\n<p>Estas etapas no tienen un \u00e1mbito temporal predefinido, sino probable; siendo \u00e9ste entre 1 y 6 meses, y requieren adem\u00e1s una relevante inversi\u00f3n econ\u00f3mica y en horas\/hombre durante ese periodo. La sistematizaci\u00f3n y eficacia en el desarrollo del proceso de gesti\u00f3n de venta, sumado al compromiso y la pericia del agente, e incluso el ciclo estacional, finalmente dar\u00e1n como resultado el <strong>hallazgo del potencial comprador<\/strong>, que se concreta con una propuesta de compra razonable. Y la propuesta de compra no s\u00f3lo es un precio, sino que se compone de varias caracter\u00edsticas muy determinadas:<\/p>\n<ul>\n<li>\u00a0 \u00a0 \u00a0 \u00a0<strong>Cantidad de entrega<\/strong> a cuenta en concepto de se\u00f1al\/arras<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0Fechas para realizar el <strong>otorgamiento de escrituras<\/strong><\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0Fechas para la <strong>entrega de llaves<\/strong><\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0<strong>Distribuci\u00f3n de los gastos<\/strong> de la transmisi\u00f3n<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0<strong>Precio<\/strong> ofertado<\/li>\n<\/ul>\n<p>A partir de su presentaci\u00f3n, el vendedor sabe que dispone de un comprador para su inmueble, alguien con nombre y apellidos que ha manifestado expresamente su voluntad de comprarlo, en base a unas condiciones bien definidas, y que habitualmente tambi\u00e9n garantiza esa propuesta, de vigencia limitada, con un dep\u00f3sito econ\u00f3mico.<\/p>\n<p>El vendedor debe entonces tomarse su tiempo, valorar la oferta de forma tranquila y realizar un sencillo <strong>an\u00e1lisis DAFO<\/strong> (Debilidades, Amenazas, Fortalezas, Oportunidades). Y para este an\u00e1lisis nada mejor que responder primero a las siguientes preguntas.<\/p>\n<ul>\n<li>\u00a0\u00a0 \u00a0 \u00a0\u00a0\u00bfCu\u00e1nto tiempo lleva la propiedad en venta?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0\u00a0\u00bfCu\u00e1ntos potenciales compradores realmente interesados he tenido?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0 \u00a0\u00bfHe tenido otras propuestas de compra?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0 \u00a0\u00bfEl precio de venta publicado responde a una valoraci\u00f3n actualizada?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0\u00a0\u00bfCu\u00e1l es mi coste de oportunidad de vender en este momento?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0 \u00a0\u00bfQu\u00e9 probabilidad existe de que la presente propuesta de compra se mejore a corto plazo?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0 \u00a0\u00bfQu\u00e9 tiempo me queda o me planteo seguir con la venta?<\/li>\n<li>\u00a0 \u00a0 \u00a0 \u00a0 \u00a0\u00bfCu\u00e1l es mi coste financiero de no vender?<\/li>\n<\/ul>\n<p><strong>Cuando el <a href=\"http:\/\/www.pisosenparqueoeste.com\/2015\/11\/lo-que-no-es-un-asesor-personal.html\">agente inmobiliario<\/a> que vela por tus intereses te presenta una propuesta firme de compra<\/strong>, m\u00e1s all\u00e1 de las caracter\u00edsticas de la misma, se trata siempre de un hecho muy positivo en s\u00ed mismo. <strong>El vendedor deber\u00eda aceptarla, rechazarla o negociarla<\/strong>, siempre desde la observaci\u00f3n sosegada de todos los detalles influyentes, porque no siempre llega una segunda
