Antes de nada decir que yo no soy adivino, ni la comunidad en la que me muevo tiene un radio suficientemente amplio como para poder anticipar tendencias generales, pero s\u00ed me considero una persona inquieta que intenta aprender de todo lo que sucede a su alrededor. Y para intentar anticipar lo que podr\u00eda ocurrir nada mejor que tener memoria:<!--more--><\/p>\n<p><strong>En 2013-2014<\/strong>, se destacaron los inversores que compraban ladrillo porque su rentabilidad en alquiler era muy interesante, superior al 4% neto en la mayor\u00eda de los casos. En 2014, algo m\u00e1s de 3 de cada 5 operaciones de compraventa en las que intervinimos fueron liquidadas al contado. El precio del dinero era ya bajo y cualquiera era capaz de darse cuenta que lo menos rentable era dejarlo en el banco. Por la misma raz\u00f3n se suced\u00edan las donaciones monetarias de padres a hijos, aprovechando la favorable fiscalidad madrile\u00f1a. Por \u00faltimo la banca segu\u00eda lami\u00e9ndose las heridas y con pocas ganas de asumir riesgos moderados, de tal manera que conseguir una financiaci\u00f3n por encima del 80% del precio de compraventa era ciertamente un gran desaf\u00edo.<\/p>\n<p>Est\u00e1bamos ante un escenario at\u00edpico, pues sabemos los profesionales que las operaciones financiadas de compraventa deben ser mayoritarias en un mercado estable (no me enrollar\u00e9 aqu\u00ed explic\u00e1ndolo, lo siento). Y no me olvido del mercado de alquiler que, afortunadamente, ha mantenido un buen ritmo de operaciones (a la fuerza quiz\u00e1s), y digo afortunadamente porque necesitamos que su porcentaje aumente, ello trae dinamismo a la econom\u00eda y al empleo.<\/p>\n<p>Al grano: Llegando a finales de 2014, mi impresi\u00f3n es que <strong>est\u00e1bamos ante un mercado de coyuntura<\/strong>, veamos:<\/p>\n<ul>\n<li>\u00a0Salida de stock bancario financiado al 100%.<\/li>\n<li>Compras de inversores al contado para alquilar.<\/li>\n<li>Pr\u00e9stamos de padres a hijos para cubrir lo que el banco no les financia.<\/li>\n<li>Ventas cortas por dificultades econ\u00f3micas.<\/li>\n<li>Ventas de primera necesidad por separaciones de pareja.<\/li>\n<\/ul>\n<p><strong>El a\u00f1o 2015 empez\u00f3 fr\u00edo<\/strong> en Alcorc\u00f3n, pocos e inmaduros compradores y un mercado de oferta deprimido, con pocas ganas de seguir vendiendo a la baja y por supuesto de cambiar de vivienda en un escenario de incertidumbre. Los cantos de sirena de la banca animaban de nuevo a compradores poco solventes que volv\u00edan a intentar comprar con 6.000 \u20ac ahorrados y la excusa de una n\u00f3mina decente. Y todo ello, unido tambi\u00e9n a que el primer trimestre del a\u00f1o no suele invitar a la toma de decisiones, hizo que el mercado estuviera \u201cde resaca\u201d. Se segu\u00edan haciendo compraventas a ritmos parecidos a meses anteriores, pero \u00e9stas no parec\u00edan generar tendencia clara.<\/p>\n<p>Si hubiera contado las llamadas y visitas de directores de banca que tuve en el primer trimestre de 2015, seguramente habr\u00edan sido superiores a las que tuve en los tres a\u00f1os anteriores. Con <strong>dos a\u00f1os de Euribor por debajo del 1%<\/strong>, la banca por fin proactiva y compitiendo por la tarta, la ausencia de oferta de obra nueva y la reducci\u00f3n de stock en venta en zonas prime, como consecuencia de la depresi\u00f3n de la oferta, la demanda empez\u00f3 a tomar posiciones y decisiones (si hay algo que nos caracteriza a todos es que tenemos que seguir viviendo). En consecuencia, a partir del segundo trimestre empezamos a notar s\u00edntomas de cambio, por ejemplo el de <strong>\u201clos cambios de casa para mejorar\u201d<\/strong>, incluso se\u00f1alizando la compra antes de vender (\u00a1qu\u00e9 cosas!). Con unos precios promedio parecidos a los de 2003, buena parte de la demanda latente empez\u00f3 a tener claro que era el momento y a partir de ah\u00ed la inercia positiva y la escasa reposici\u00f3n de la oferta, hizo crecer las ventas de forma muy apreciable respecto de un a\u00f1o antes, <strong>cerrando 2015 con sensaciones muy positivas<\/strong>.<\/p>\n<p><strong>\u00bfY qu\u00e9 pasar\u00e1 en 2016?<\/strong> Siento haberme extendido pero lo sustancial de mi exposici\u00f3n era lo anterior.
