Todo ello con una tolerancia o margen de error admisible no superior a un 10%.<\/p>\n\n\n\n<p>El informe debe basarse en la observaci\u00f3n de cinco puntos de an\u00e1lisis cr\u00edticos:<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><b>Oferta en venta&nbsp;<\/b>de igual tipolog\u00eda en el mismo barrio.<\/li><li><b>Experiencia de la intensidad de demanda<\/b> en la zona por tipolog\u00eda.<\/li><li><b>Referencias de \u00faltimos valores de tasaci\u00f3n<\/b> en inmuebles similares en la misma zona o cercana.<\/li><li><b>Conocimiento de los \u00faltimos precios de cierre de venta<\/b> en inmuebles de la misma zona.<\/li><li><b>T<\/b><b>iempo \u00f3ptimo para vender, <\/b>de acuerdo a un plan definido.<\/li><\/ol>\n\n\n\n<p><!-- [if !supportLists]-->Siempre he tenido en la cabeza la aportaci\u00f3n de valor, el ser \u00fatil, el ayudar a mis clientes. Basado en mi experiencia, hoy puedo afirmar que <b style=\"font-size: 12pt;\">s\u00f3lo un agente inmobiliario experto puede determinar el valor correcto de mercado, <\/b>pues s\u00f3lo \u00e9l puede tener acceso a todos y cada uno de los puntos anteriormente descritos, aunque todo depende del papel que el agente inmobiliario quiera tomar en el proceso de venta.&nbsp;<b style=\"font-weight: bold;\">Si ese agente representa s\u00f3lo los intereses del vendedor<\/b><b>, podr\u00e1 conseguir el objetivo de la venta al mejor precio<\/b><b>, <\/b>el que refleja la valoraci\u00f3n, <b>evitando problemas<\/b> desde el estricto an\u00e1lisis de la informaci\u00f3n legal de la propiedad a transmitir y realizando una formalizaci\u00f3n de la compraventa que d\u00e9 garant\u00edas a ambas partes. As\u00ed como <b>minimizando molestias<\/b> desde el experto an\u00e1lisis, gesti\u00f3n y seguimiento de la demanda compradora y mediante una planificaci\u00f3n de visitas profesional.<\/p>\n\n\n\n<p>Cuando se decide poner a la venta un inmueble, primero se debe analizar cu\u00e1l es el precio m\u00e1ximo que el mercado admite, porque los precios no los pone el propietario, ni el agente inmobiliario, los pone \u201cel mercado\u201d y \u00e9ste se compone de los cinco puntos antes descritos. <b style=\"background-color: inherit; font-size: 12pt; text-align: justify;\">Si el valor de mercado estimado no le conviene busque alternativas<\/b>, pero no acuse sin m\u00e1s al agente de pretender \u201cmalvender\u201d su inmueble, \u00e9l no tiene la
