{"id":24,"date":"2014-09-17T14:37:00","date_gmt":"2014-09-17T14:37:00","guid":{"rendered":""},"modified":"2015-10-19T09:59:46","modified_gmt":"2015-10-19T09:59:46","slug":"estabilizacion-del-mercado-inmobiliario-oasis-o-espejismo","status":"publish","type":"post","link":"https:\/\/www.nuevomilenio-inmo.com\/blog\/estabilizacion-del-mercado-inmobiliario-oasis-o-espejismo\/","title":{"rendered":"Estabilizaci\u00f3n del mercado inmobiliario. \u00bfOASIS o ESPEJISMO?"},"content":{"rendered":"<div><\/div>\n<div><b><i><span style=\"font-size: 12.0pt;\">OASIS o ESPEJISMO<o:p><\/o:p><\/span><\/i><\/b><\/div>\n<div><\/div>\n<div><span style=\"font-size: 12.0pt;\">Los \u00faltimos 7 a\u00f1os inmobiliarios curten la profesionalidad de los supervivientes, el tsunami inmobiliario se llev\u00f3 muchas cosas por delante de propietarios, compradores y por supuesto de profesionales. <b>El presente suele mostrarnos signos de lo que est\u00e1 por venir<\/b> y de la misma forma que avisaba del final de la fiesta ahora quiz\u00e1s est\u00e9 comenzando a avisar del final del temporal. Cierto es que la situaci\u00f3n socio-econ\u00f3mica sigue siendo mala, con una tasa de paro y una inestabilidad en los ingresos que desincentiva cualquier posibilidad de endeudamiento a largo. Pero tambi\u00e9n <b>los precios respecto de la renta media anual de las familias y los tipos de inter\u00e9s hipotecarios est\u00e1n en niveles muy interesantes<span style=\"color: #1f497d;\">,<\/span><\/b> si los orientamos a una inversi\u00f3n a largo plazo como es la compra de una vivienda. Y esto es as\u00ed<span style=\"color: #1f497d;\">,<\/span> tanto para el inversionista que acierta comprando una vivienda para alquilar, ya con rentabilidades netas \u2013despu\u00e9s de impuestos- por encima del 5% anual, <span style=\"color: #1f497d;\">como<\/span>para el ahorrador que, disponiendo m\u00ednimo del 20% del precio, se anima a comprar su vivienda habitual con <b>precios actuales parecidos a los que ten\u00edamos, en algunas zonas, hace 15 a\u00f1os.<o:p><\/o:p><\/b><\/span><\/div>\n<div><\/div>\n<div><span style=\"font-size: 12.0pt;\">Adem\u00e1s<span style=\"color: #1f497d;\">,<\/span> <b>la fiscalidad madrile\u00f1a est\u00e1 ahora de parte del comprador de inmuebles de segunda mano<\/b>, con un impuesto de transmisiones en el 6% (4 puntos menos que el IVA de vivienda de obra nueva)<span style=\"color: #1f497d;\">,<\/span>aunque con la amenaza de que la citada fiscalidad puede cambiar a peor, en la forma de calcular la ganancia patrimonial por venta de vivienda a partir del 2015, para quien no quede exento por reinversi\u00f3n o por edad (mayores de 65 a\u00f1os), es decir que <b>tocar\u00eda pagar m\u00e1s en 2015 a una parte de los vendedores.<\/b>Tambi\u00e9n la estad\u00edstica empieza a mostrarnos signos de cambios de tendencia, con zonas donde ya se anotan trimestres en positivo en los precios de la vivienda y una curva de largo plazo que parece anticipar el aterrizaje en los precios.<o:p><\/o:p><\/span><\/div>\n<div><\/div>\n<div style=\"clear: both; text-align: center;\"><a href=\"http:\/\/2.bp.blogspot.com\/-nDSSDx__g0c\/VBmbh87OMMI\/AAAAAAAAALI\/-RnPLAuW758\/s1600\/evolucion%2Bvivienda%2Bnuevo%2Bmilenio.jpg\" style=\"margin-left: 1em; margin-right: 1em;\"><img \/><\/a><\/div>\n<div><\/div>\n<div><\/div>\n<div><span style=\"font-size: 12.0pt;\">Y profundizando m\u00e1s localmente, tambi\u00e9n en Alcorc\u00f3n <b>los profesionales ya hemos constatado el repunte en las ventas que se observa a nivel nacional, un repunte que no se est\u00e1 acompa\u00f1ando de la misma reposici\u00f3n del stock inmobiliario<\/b>, de tal forma que el mercado de oferta y demanda parece equilibrarse, antesala de la estabilizaci\u00f3n de los precios. <o:p><\/o:p><\/span><\/div>\n<div><\/div>\n<div><span style=\"font-size: 12.0pt;\"><!--[if gte vml 1]><v:shape  id=\"_x0030__x0020_Imagen\" o:sp type=\"#_x0000_t75\" alt=\"\"  style='width:406.5pt;height:293.25pt'> <v:imagedata src=\"file:\/\/\/C:UsersI4D-03AppDataLocalTempmsohtmlclip1\u00001clip_image002.jpg\"
