Su principal efecto es enervar la fe p\u00fablica registral, lo que implica que cualquier adquirente posterior no puede alegar desconocimiento del embargo anotado. Por lo tanto, el nuevo propietario no estar\u00e1 protegido por la fe p\u00fablica registral frente al derecho anotado, y la finca seguir\u00e1 sujeta al procedimiento de ejecuci\u00f3n correspondiente.<\/p>\n\n\n\n<p>Es importante destacar que la anotaci\u00f3n preventiva de embargo tiene una vigencia temporal limitada, generalmente de cuatro a\u00f1os desde su fecha, salvo que se prorrogue antes de su caducidad. Transcurrido este plazo sin pr\u00f3rroga, la anotaci\u00f3n caduca y pierde su eficacia, lo que podr\u00eda liberar al bien de la carga si no se ha ejecutado el embargo en ese per\u00edodo.<\/p>\n\n\n\n<p>Cuando una finca registral sujeta a una anotaci\u00f3n preventiva de embargo es transmitida a un nuevo titular, la anotaci\u00f3n de embargo permanece vigente y afecta al nuevo propietario. Esto significa que el bien contin\u00faa gravado por el embargo, y el adquirente asume la propiedad con dicha carga.<\/p>\n\n\n\n<p>En resumen, la transmisi\u00f3n de la titularidad de una finca con una anotaci\u00f3n preventiva de embargo no extingue dicha anotaci\u00f3n; el nuevo propietario adquiere el bien con la carga existente, y la finca permanece afectada por el embargo hasta que este se resuelva o la anotaci\u00f3n caduque.<\/p>\n\n\n\n<p>Si estas interesado en vender o comprar una vivienda, lo primero es comprobar el estado de cargas y limitaciones actualizado.
