Y \u00bfqu\u00e9 ocurr\u00eda mientras tanto con las viviendas en venta? La oferta, durante el segundo semestre de 2007 y el primero de 2008, fue en continuo crecimiento ya que, a la bajada significativa de las ventas, se sum\u00f3 tambi\u00e9n una especie de \u201cefecto llamada\u201d que atrajo al propietario-vendedor que apuraba los plazos para poner su vivienda en el mercado -intentando vender por un poquito m\u00e1s- y tambi\u00e9n al que empezaba a pagar con dificultades su hipoteca.<\/p>\n<p> Y \u00bfc\u00f3mo evolucion\u00f3 el mercado a partir de entonces?<\/p>\n<p>Segmentemos los tipos de vendedores para entenderlo mejor:<\/p>\n<p>&#8211;          1\u00ba el que quiere mejorar cambiando de vivienda pero a\u00fan no ha comprado: este vendedor aguanta el tipo defendiendo su precio y s\u00f3lo vende si le salen las cuentas o, de lo contrario, se retira del mercado.<br \/>&#8211;          2\u00ba el que ya ha comprado sin resultarle cr\u00edtica la venta de su vivienda actual: \u00e9ste intenta vender ajustando precio moderadamente pero, de la misma forma que el anterior, si no la vende se retira, por ejemplo alquil\u00e1ndola.<br \/>&#8211;          Y el 3\u00ba: el que su \u00fanica opci\u00f3n es vender, bien despu\u00e9s de haber comprado o porque se separa o no puede soportar el coste financiero. Este \u00faltimo es un vendedor cautivo del mercado, por tanto es siempre el primero en reaccionar, en ajustar precio y negociar para vender.<\/p>\n<p>Pues bien, aqu\u00ed es donde quiero llegar: despu\u00e9s de m\u00e1s de un a\u00f1o de crisis de demanda nos encontramos con los vendedores en retirada, que alquilaron porque no vend\u00edan, que retiraron su piso de la venta porque no les sal\u00edan las cuentas o que ya vendieron negociando. A todo esto podemos sumar \u2013 o mejor dicho restar- que ahora los propietarios, tambi\u00e9n afectados por la situaci\u00f3n, ya no ven claro el vender o cambiar de casa, lo que ralentiza de forma natural la incorporaci\u00f3n al mercado de nuevas viviendas en venta.<\/p>\n<p>\u00bfQu\u00e9 escenario se nos presenta entonces para los pr\u00f3ximos meses? Pues blanco y en botella: REDUCCI\u00d3N DE LA OFERTA y REEQUILIBRIO DEL MERCADO. Esto se justifica aun m\u00e1s por la evoluci\u00f3n natural de la demanda ya que, en primer lugar, somos un pa\u00eds al que no le gusta alquilar sino comprar; en segundo, los profesionales sabemos de sobra que existe una bolsa importante de demanda solvente retenida desde hace m\u00e1s de un a\u00f1o y, en tercero, los precios medios de la vivienda y los tipos de inter\u00e9s han bajado de forma apreciable. Este nuevo equilibrio entre demanda y oferta ya est\u00e1 provocando que los precios se estabilicen en las zonas nuevas y m\u00e1s demandadas (por ejemplo Parque Oeste en Alcorc\u00f3n) y sean menos \u201cnegociables\u201d.<\/p>\n<p>En el futuro pr\u00f3ximo sin duda que no volveremos al mercado inmobiliario especulativo, pero sin duda tambi\u00e9n, si se mantiene la tendencia actual, EL COSTE DE LA OPORTUNIDAD perdida ser\u00e1, para el potencial comprador, muy alto. Todav\u00eda hoy quedan algunas oportunidades de comprar a buen precio y negociando pero, tomen nota, dentro de unos meses ya hablaremos.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Durante
