Bueno pues permitanme que lo cuestione. Sirva nuestra experiencia diaria como ejemplo. En 2004-2005, todav\u00eda en plena ebullici\u00f3n del mercado, ya hab\u00eda algunos pisos que se negociaban, de la misma forma que hace un a\u00f1o y ahora hay inmuebles que no se negocian. Pero \u00bfqu\u00e9 es negociar? Quiz\u00e1 sea bueno una reflexi\u00f3n al respecto, veamos que dice por ejemplo la WIKI:<\/p>\n<p><em>\u00abLa negociaci\u00f3n es el proceso por el cual las partes interesadas resuelven conflictos, acuerdan l\u00edneas de conducta, buscan ventajas individuales o colectivas o <strong>procuran obtener resultados que sirvan a sus intereses mutuos.\u00bb<br \/><\/strong><\/em><br \/>De esta simple definici\u00f3n podr\u00edamos interpretar que una exitosa negociaci\u00f3n no es exactamente un proceso por el que uno gana y el otro pierde. Nuestra realidad es que el potencial comprador siempre piensa que negociar un piso consiste en que \u00able tienen que bajar el precio\u00bb y ese es el primer error que muchas veces limita el acuerdo final. De hecho el precio no es el \u00fanico elemento a negociar, quiz\u00e1 sea el m\u00e1s importante pero a veces ni tan siquiera es el punto cr\u00edtico. Asuntos como las fechas de salida y entrada, de firma escrituras, la cantidad de arras y se\u00f1al, son factores de los que necesariamente hay que hablar y a veces tan importantes como el precio o casi.<\/p>\n<p>Si partimos del hecho de que los inmuebles que tienen demanda real hoy son s\u00f3lo los que \u00abest\u00e1n en precio\u00bb y, que despu\u00e9s de un a\u00f1o y medio de ajuste, los precios ya deber\u00edan por pura l\u00f3gica estar bastante depurados, convendr\u00e1n conmigo que los m\u00e1rgenes de negociaci\u00f3n no s\u00f3lo deben ser estrechos si no que en algunos casos ya ni existir\u00e1n.<\/p>\n<p>Qu\u00e9 poco nos acordamos ya del 2005 donde los precios no se negociaban ni un euro casi por norma. Y es que conviene que no perdamos de vista nunca la esencia de cualquier mercado \u00abla ley de la oferta y la demanda\u00bb. El comprador podr\u00e1 no comprar al precio que quiera el vendedor y ser\u00e1 de respetar, pero el vendedor es due\u00f1o del inmueble, lo que en principio siempre es una peque\u00f1a
