\/><\/a><\/p>\n<p>El pasado 1 de mayo, se public\u00f3 en el BOE la <a href=\"https:\/\/www.boe.es\/diario_boe\/txt.php?id=BOE-A-2020-4759\">Orden TMA\/378\/2020<\/a>, que desarrolla el procedimiento para<strong> que los arrendatarios de vivienda habitual puedan solicitar las ayudas transitorias de financiaci\u00f3n establecidas en el Real Decreto ley 11\/20 del 31 de marzo. <\/strong><\/p>\n<p><strong>\u00a0<\/strong>Asimismo, y de forma complementaria, el pasado el pasado d\u00eda 11 de abril el Gobierno public\u00f3 en el BOE la Orden TMA\/336\/2020, de 9 de abril, que defin\u00eda <strong>ayudas directas a los arrendatarios de vivienda habitual<\/strong>, dentro del plan de vivienda 2019-2021, que deber\u00e1n ser gestionadas por las comunidades aut\u00f3nomas, <a href=\"https:\/\/www.nuevomilenio-inmo.com\/blog\/nuevas-ayudas-alquiler-consecuencia-la-crisis-del-covid-19\/\">ver aqu\u00ed.<\/a><\/p>\n<p>A continuaci\u00f3n <strong>les resumimos las principales caracter\u00edsticas de las ayudas transitorias de financiaci\u00f3n,<\/strong> que entendemos de forma inmediata deber\u00e1n estar disponibles para ser solicitadas en su entidad financiera habitual.<\/p>\n<ul>\n<li>Se trata de pr\u00e9stamos para hacer frente hasta un m\u00e1ximo de 6 meses de alquiler contando como primera mensualidad la de Abril.<\/li>\n<li>Aunque se solicite en Mayo, puede incluirse tambi\u00e9n Abril.<\/li>\n<li>Tiene un tope de 900 \u20ac\/mes, y c\u00f3mo m\u00e1ximo hasta 6 meses.<\/li>\n<\/ul>\n<p><strong>\u00bfQu\u00e9 condiciones deben reunir los arrendatarios\/inquilinos?<\/strong><\/p>\n<ol>\n<li><strong>No tener ninguna vivienda en propiedad<\/strong>, excepto si se ha heredado solo una parte, o no se puede ocupar por divorcio, o porque no est\u00e1 preparada para discapacitados.<\/li>\n<li>Que los ingresos de la unidad familiar, el mes anterior a la solicitud, no alcancen el <strong>l\u00edmite de cinco veces el IPREM<\/strong> (2.689,20 \u20ac mes en doce pagas).<\/li>\n<li>Que el pago de la renta y los suministros b\u00e1sicos, supongan <strong>el 35% o m\u00e1s de esos ingresos<\/strong> (941,22\u20ac sobre el m\u00e1ximo IPREM).<\/li>\n<li>Que se hayan reducido los ingresos de cualquier miembro de la unidad familiar, porque: <strong>est\u00e9n en desempleo, en ERTE, hayan reducido jornada<\/strong> por cuidados a un enfermo, aplicado cese de actividad o c<strong>ualquier otra reducci\u00f3n de ingresos, siempre por culpa de la crisis COVID-19.<\/strong><\/li>\n<\/ol>\n<p><strong>\u00bfD\u00f3nde se tramitan?<\/strong><\/p>\n<p><strong>Se solicitan directamente en las entidades bancarias<\/strong> que se adhieran a la iniciativa.<\/p>\n<p><strong>\u00bfQui\u00e9n pagar\u00e1 al arrendador?<\/strong><\/p>\n<p><strong>Ser\u00e1 la oficina del banco<\/strong> del inquilino la encargada de pagar el alquiler directamente al propietario.<\/p>\n<p><strong>Documentaci\u00f3n necesaria a aportar al banco: <\/strong><\/p>\n<ul>\n<li>Certificado de empadronamiento.<\/li>\n<li>Libro de familia o documento acreditativo de pareja de hecho.<\/li>\n<li>Justificaci\u00f3n de p\u00e9rdida de ingresos dependiendo del hecho alegado (certificado de desempleo, cese de actividad de los trabajadores por cuenta propia, ERTE, reducci\u00f3n de jornada laboral)<\/li>\n<\/ul>\n<p>Si no es posible la aportaci\u00f3n de los documentos anteriores:<\/p>\n<ul>\n<li>Declaraci\u00f3n responsable afirmando que se cumplen las condiciones.<\/li>\n<li>Tras la finalizaci\u00f3n del estado de alarma y sus pr\u00f3rrogas, dispondr\u00e1 del plazo de tres meses para aportar dichos documentos a la entidad de cr\u00e9dito.<\/li>\n<\/ul>\n<p><strong>\u00bfC\u00f3mo cobrar\u00e1 el propietario\/arrendador?<\/strong><\/p>\n<p>Despu\u00e9s de concedido el cr\u00e9dito, <strong>el banco abonar\u00e1 mensualmente el importe del pr\u00e9stamo directamente a la propiedad,<\/strong> previa comunicaci\u00f3n a \u00e9sta para que este avisada.<\/p>\n<p>La entidad de cr\u00e9dito deber\u00e1 conservar el justificante de cada uno de los pagos que realice.<\/p>\n<ul>\n<li>Si el contrato est\u00e1 firmado por varios titulares, todos deber\u00e1n firmar el pr\u00e9stamo.<\/li>\n<li>No es imprescindible estar al corriente de pagos con la Seguridad Social o con la Agencia Tributaria.<\/li>\n<li>Estos cr\u00e9ditos son compatibles con otras ayudas al alquiler que ya goce el inquilino.<\/li>\n<li>Solo se conceder\u00e1n pr\u00e9stamos por alquiler de viviendas completas ( no para casos de subarriendo y alquiler de habitaciones).<\/li>\n<\/ul>\n<p><strong>Condiciones del pr\u00e9stamo<\/strong><\/p>\n<ul>\n<li><strong>\u00a0<\/strong>Se formalizar\u00e1 entre la entidad de cr\u00e9dito y el arrendatario.<\/li>\n<li>La cuant\u00eda del pr\u00e9stamo podr\u00e1 alcanzar hasta el 100% del importe de seis mensualidades de la renta.<\/li>\n<li>Las seis mensualidades podr\u00e1n ser desde el 1 de abril de 2020.<\/li>\n<li><strong>El plazo de amortizaci\u00f3n podr\u00e1 ser de seis a\u00f1os y podr\u00e1 pactarse un per\u00edodo de carencia de seis meses.<\/strong><\/li>\n<li>Si hay varios arrendatarios deber\u00e1n firmar todos como prestatarios de forma solidaria.<\/li>\n<li>El arrendatario podr\u00e1 cancelar total o parcialmente el pr\u00e9stamo sin intereses.<\/li>\n<li><strong>En caso de que se comprobase que el arrendatario ha incurrido en falsedad<\/strong>, ocultaci\u00f3n o inexactitud relevante, \u00e9ste proceder\u00e1 a la amortizaci\u00f3n anticipada del pr\u00e9stamo por el arrendatario y el reintegro de la subvenci\u00f3n con gastos e intereses.<\/li>\n<\/ul>\n<p><strong>Los impresos de solicitud<\/strong> se
