Enero, febrero y marzo siempre fueron meses complicados, meses de poca toma de decisi\u00f3n. La banca sigue r\u00edgida \u2013y seguir\u00e1 por unos meses m\u00e1s-, tasando por lo bajo y con pocas ganas de financiar. Por otro lado observamos d\u00eda a d\u00eda que existe bastante tensi\u00f3n en el mercado: la oferta, que no es abundante, y desde una sensaci\u00f3n de atisbo de mejor\u00eda, endurece su posici\u00f3n y la demanda que ni quiere ni a veces puede pasar por el aro. <\/p>\n<p>En consecuencia pensamos que es muy necesario no perder la perspectiva. Los precios en las zonas m\u00e1s nuevas de Alcorc\u00f3n se est\u00e1n estabilizando y as\u00ed seguir\u00e1n, pero tampoco son tiempos para tirar ya hacia arriba y el que lo haga cometer\u00e1 un grave error, gastando probablemente su tiempo sin vender. Por otro lado la demanda deber\u00eda ser m\u00e1s consecuente con el an\u00e1lisis de lo que est\u00e1 viendo; y lo que se ve es una oferta firme, no abundante y un mercado en movimiento, que en nada se parece al de 2008. Esta tensi\u00f3n en el mercado no es nada positiva y, de seguir as\u00ed, algunos acabar\u00e1n perdiendo opciones interesantes de venta y otros perder\u00e1n la vivienda que les gusta a un buen precio por no ir a por ella. Comprar o vender, siempre, y m\u00e1s ahora, debe ser una decisi\u00f3n racional y madurada sobre la base de un an\u00e1lisis serio, personal y concienzudo del mercado local de tu inter\u00e9s as\u00ed como de tus necesidades reales a medio plazo.<\/p>\n<p>En marzo y abril esperamos que las cosas vayan mejorando, este a\u00f1o ser\u00e1 dif\u00edcil eso est\u00e1 claro, pero seguro que menos que 2008 y 2009. No olvidemos que los tipos de inter\u00e9s seguir\u00e1n muy bajos y por bastante tiempo, que los bancos no seguir\u00e1n con la mano tan cerrada mucho m\u00e1s tiempo y que los precios en nuestra tipolog\u00eda de viviendas han llegado ya a bajar hasta un promedio del 20% respecto del que alcanzaron a primeros de 2007.
